"It was Thanksgiving morning in 1850," James Pond recalled. His family lived in a one-room log cabin in rural Fond du Lac County, but their harvest had been so poor that his father had left several days earlier to earn money for food.

Back home, his family starved. "We had eaten the last of our frozen turnips," Pond wrote, "(and) the cows had dried up for lack of proper feed. ..." He went outdoors that morning "because I could not bear to listen to poor mother's prayer for relief that seemed impossible to expect."

This was a valid reason, but in hindsight, I now realize there were many more benefits. The state has bought a permanent lease on over 10,000 acres of forested land bordering the Chippewa Flowage to make sure the land stays forested and open to the public.

This was the first purchase under Gov. Scott Walker using the Knowles-Nelson Stewardship Program and the state got pretty good mileage from its investment. The purchase price of the 10,083 easement was $4,547,100. Of this amount, $2,500,000 is being provided by the US Department of Agriculture through its Forest Legacy Program. The balance of the cost $2,047,100, is from Stewardship..

Why is Tax Day April 18th?

Wondering why we had three extra days to get our taxes done this year? After all April 15th did fall on a Friday, which was a regular work day, right?

The tax code says that tax forms are due April 15th unless it falls on a Saturday, Sunday or Federal Holiday. None of these conditions applied.

However, Emanacipation Day, an official public holiday in Washington DC, which is usually celebrated April 16th, was moved to April 15th, a Friday, instead of Saturday, to give folks a day off. In recognition of this holiday, Tax Day was moved to April 18th.

Believe it or not, now's a great time to be tromping around outside checking out rural properties you might be more likely to actually use once it warms up a bit.

So says Jay Frazier, Property Trax's go-to guy on questions of outdoor real estate -- hunting parcels, getaway properties, country homes, cottages and farms.

"There's less competition for properties in winter, as there are fewer buyers on the hunt. In some cases, this can mean better deals," said Frazier, a Muscoda-based agent who peddles rural properties in southwest Wisconsin for First Weber.

And for hunters especially, winter is a great time of year to check for wildlife signs on the property to figure out where critters are going.

American Christmas

Wisconsin Receives Grants for Land Conservation

Governor Jim Doyle today announced $984,300 in Grazing Lands and Conservation Initiative (GLCI) grants to fund 32 projects across the state.

The GLCI grants protect the land and water of the state through education, technical planning assistance, and research for dairy and livestock farmers.

Department of Agriculture, Trade and Consumer Protection (DATCP) Deputy Secretary Randy Romanski made the announcement on behalf of the Governor as part of Governor Doyle’s eighth annual “Up North” Tour.

Some good news from the Wall Street Journal

The financial turmoil in Europe is providing an unexpected windfall for American home buyers, as international money seeking a safe haven is flowing into the U.S., pushing domestic mortgage rates to the lowest levels of the year and back near 50-year lows.
The housing industry had been bracing for months for a period of rising mortgage rates, triggered by the end of the Federal Reserve's $1.25 trillion mortgage-securities purchase program. Conventional wisdom held that mortgage rates would rise as the Fed pulled back from propping up the market.
Instead, many in the industry now say rates could drift as low as 4.5% this summer from 4.86% now, instead of rising to 6% as some economists projected, making for significantly lower payments for Americans buying homes or refinancing their mortgages.

Managed Forest Law - What Does It Mean To Land Owner

If you are looking for recreational acreage in Wisconsin, you may find the property is "in the MFL". But what does that mean? And how can it affect you as a Buyer and a Property Owner.

MFL stands for Managed Forest Law, and is a program for property owners with large forested acreage to defer property taxes until land is harvested. You have a contract with the DNR for managing your property and pay lower taxes. There are also two types of MFL property - Open and Closed. Open properties have a lower tax rate and are available for the public to use. Closed properties have a higher tax rate but are not open to the public.

Have you considered buying land? Well, many people are giving it a thought since land can be a good investment. Aside from the fact that it is affordable, people find this an attractive option because it is flexible in terms of activities for money making. You can lease, sell, and construct structures in it for a minimal investment. And if you decide not to make any hasty decisions for now, you really do not have to worry about maintenance. You need not spend much for it in maintaining land.

As for yourself, a piece of land gives you the power to customize your home. If you are really particular with the house you want to live in, you can buy a piece of land and let it sit for the meantime, as you plan your home to perfection.

So are you now interested to buy some land? Well, here are some tips in buying them:

1. Location is everything. When you buy a piece of land, you must evaluate very well the location. Decide where your property would be. If you are planning to use it for business, make sure it is near your suppliers or your clients. If you want it for residential use, make sure you choose lands that are accessible or in a prime location.

2. Check the type of land you have to purchase. Depending on its the purpose of purchasing, make sure it is suitable to whatever types of activities you want to have in it. For example, if you plan to make it as an equestrian property, the place should be ideal for racing horses. Another example is when you plan to make your property a destination getaway, and then it should be near beaches and other sites, where you feel de-stressed.

5. Check if there are working utilities. One of which is very important is water and light. These things you should look into or you might end up paying much for establishing the utilities alone.

Real estate investment is not an easy thing to do (most especially if you are planning to buy a land). Hence, bear in mind that in buying land there are certain considerations. Whatever you purpose may be, all of these things applies. Even if your primary intention is to use the property for residential purposes. You still have to select them as if you were selecting an investment property because who knows? You may decide to sell it in the future. Therefore, you should purchase land with prudence.

Maybe you’ve found the perfect vacation spot you know you’ll always come back to. Maybe the noise of the city has become too loud. Or maybe you just want a place to getaway from it all you can call your own.

Some very simple guidelines can help make your purchase of a vacation or retirement home a happy experience, and get you the property you’ve been dreaming of.

“As a general rule in Australia, houses don’t get half their value wiped out overnight”.
However, everything must be done in moderation. Shares can be an excellent income supplement to help you service your loans if managed correctly. The trick is to diversify your investment portfolio and not put all your eggs in the one basket. At the end of the day however, my opinion is that houses win hands down. Let explain why.
Lets say that I go out and buy a property and my mate Roy buys shares. Now lets asume that at the time we both have $40,000 cash (as a deposit) to invest..er I wish :) For a property, banks will loan up to 90% (sometimes 100%) and for shares they will generally loan up to 60%.
