In Wisconsin, once you have a signed and accepted Offer to Purchase, your Real Estate Agent or bank will order the closing paperwork which will include Title Insurance. The Title Insurance Company will review the property records and report back on any liens or encumbrances it finds. Then it's the Seller's job to take care of these issues before the closing date.
