White Christmas

Since right now most folks are investing in Christmas gifts, let's turn our attention to different holiday concern. With the recent snow fall, and more on the way, it seems that most of Wisconsin will have a White Christmas.

Ever wonder what parts of the county usually have a White Christmas and which ones usually don't? Or maybe you'd like to travel somewhere with more or less snow at Christmas time?

Check out this article from TimesCall.com, which includes a map from NOAA showing which parts of the county have the greatest chance for a White Christmas, and where you can go is you rather be away from the white stuff.
From Charles Dickens' "A Christmas Carol" to Bing Crosby's "White Christmas," Christmas is portrayed as a snowy time. However, many areas of the U.S. do not necessarily have a high probability of a white Christmas.

Since many people may have a different idea of what constitutes a white Christmas, it is being defined in this story as a snow depth of an inch or more on Christmas Day.

Realtor® Job Interview

Finding the right Realtor® when you are buying or selling a property is key to an (relatively) easy and successful transaction.

In this article from the PeachtreeCorners Patch, you will find five questions you can ask to find out if this Agent is the right fit for you and your property. Although this article deals with a specific subdivision, the ideas and suggestions are the same no matter where you are buying or selling.
You are ready to sell your Peachtree Corners home, but how are you are going to find the best real estate agent to market your home?

Begin your search for an agent by talking with friends and family and find out who they hired and why. A word of caution, your friends and family may live in a different area and that could be a problem when hiring the best agent to get your home sold. Unless you are hiring your mother, pick an agent who works your area.

Research Before You Invest

As a Realtor who also helps people invest in real estate, I'm often asked about the advantages and disadvantages of buying various types of properties. My standard answer is that it’s just too difficult – and even risky – to generalize without reference to specific properties, particularly in a market like this one.

In every case a lot of research must be done before you invest. There can be many considerations around financing, a property’s location and condition, its income potential, terms of use, holding costs, and much more.

So if you’ve thought about buying an investment property – and trust me, there are some great deals out there right now – please contact me any time. Through experience, I’ve come to know what to look for and what questions to ask. I can also help you make all the important calculations that could influence your final decision.

Do You NEED a Realtor®?

With all the information and property listings available online, is a Realtor® really necessary when you are buying or selling property?

The answer is a resounding YES!  While we encourage everyone to educate themselves on the real estate market, a good Realtor®'s  expertise can get you the information you need to help your get the property you want and make your transaction flow easier.

Check out this blog article by Michael Corbett on Trulia.com with his advice on why you need a Realtor®. Although he talks about buying homes, the same information applies to any real estate: land, commerical, investment, or residential.
Here's my advice: don’t try to buy a house without working with a Realtor! If you don’t believe me, read on to understand why it’s so important, and to your smart home-buying advantage!

When it comes to buying a house, you don’t need to know it all. In fact, it’s better that you don’t. You have heard the expression: a little knowledge is a dangerous thing. Well, if a little bit of knowledge gives you the false impression that you don’t need to be surrounded by professionals, then, yes, it is dangerous. It’s so important to “know what you don’t know.” To be a successful homebuyer, you need to rely on the expertise, knowledge, and professionalism of the experts.

Paying Off Your Mortgage

Is paying off your mortgage or debt first better than just investing? Here is a wonderful article from Deborah L Jacobs, Personal Finance writer for Forbes.
As a personal finance writer I hear a lot of investment advice. To my skeptic’s eye, much of it is too risky, unnecessarily complicated or involves hidden fees. The best advice I ever received was to pay off my mortgage. I did that seven years ago and have been reaping the benefits ever since.

This advice came not from a financial advisor, but from Marc Eisenson, an engineer and electrical contractor who is now retired. In 1991, shortly after I changed careers — from law to journalism — he sent me a copy of his book The Banker’s Secret (Villard Books). It came with software that you could use to calculate how much money you could save in interest by paying off your mortgage more quickly than the bank requires.

Tax Benefits of Vacant Land Investment

Whether you buy land as part of an investment potfolio or because you want your own hunting or recreational acreage, this eHow article by Solomon Lander lists many way your propery can help you at tax time.

Vacant land is typically viewed as a speculative investment. It produces no income, has ongoing expenses, and is only profitable if its market value increases in the future. Although this is all true, vacant land is not only an excellent hedge against inflation, but it also generates multiple tax benefits.

Wisconsin Farmland Property Value Rises

Rural Wisconsin is seeing an increase in property values.  Story by the Wisconsin Ag Connection

Local bankers from around the Midwest have confirmed what we already knew: 2011 was a huge year for increased farmland property values. According to the latest survey of agricultural lenders in the Seventh Federal Reserve District, farmland values between October through December 2011 were up another four percent from the three months previous. For the year as a whole, values were 22-percent higher in the district--the biggest annual increase since 1976.

In the most recent questionnaire of 205 rural bankers, survey respondents said agricultural credit conditions were stronger in the fourth quarter of 2011 than in the preceding fourth quarter, although non-real-estate loan demand was weaker.

US Real Estate Good For Investment

Worldwide investors are seeing real estate in the US as a good investment. Article by sbwire.com
A growing number of European investors could be turning to US real estate as an alternative investment this year, according to AAA.

The assertion comes in response to a report in the US about the popularity of US real estate among European investors who are growing less and less trusting of European assets. AAA, an alternative investment advocacy group, said that it is easy to see why US real estate could be more attractive than European real estate at the moment, in light of the ongoing Eurozone crisis.

But what is the American dream? We began regular study of how people define and perceive the dream three years ago and have discovered many misunderstandings worth a second look.
