Most folks know Realtors® gets paid a commission when a property is sold.  But exactly how does that work? Does the Seller pay or the Buyer? And how is the commission split between the Agents?

Finding the right Realtor® when you are buying or selling a property is key to an (relatively) easy and successful transaction.

Begin your search for an agent by talking with friends and family and find out who they hired and why. A word of caution, your friends and family may live in a different area and that could be a problem when hiring the best agent to get your home sold. Unless you are hiring your mother, pick an agent who works your area.

Do You NEED a Realtor®?

With all the information and property listings available online, is a Realtor® really necessary when you are buying or selling property? 

The answer is a resounding YES!  While we encourage everyone to educate themselves on the real estate market, a good Realtor®'s  expertise can get you the information you need to help your get the property you want and make your transaction flow easier.

Check out this blog article by Michael Corbett on Trulia.com with his advice on why you need a Realtor®. Although he talks about buying homes, the same information applies to any real estate: land, commerical, investment, or residential.

Calculating Your Payments

Can I afford it?

A question asked many times when we think of purchasing anything.
You find the property you've always wanted, but now you need to know if you can fit the payments into your budget.

The Wisconsin Realtors Association has a great Mortgage Calculator for you. Put in your purchase information and you can see what your monthy payment will be. It also has Table and Graph where you can see how fast your equity will grow.

Want to know how much of a payment you can afford? This site also has a Affordability Calculator. Put in your current income and expenses and it will give you the monthly payment that will work for you.

Sellers Agent or Buyers Agent

Huh?
When you purchase Real Estate you see a Realtor. So this Realtor is working for you, right? Actually, the answer to that question is sometimes.

In real estate there are Buyers Agents, Sellers Agents and Dual Agents. If you are out shopping for land or a home and stop in a Real Estate office and ask to see some listings, you'll probably be talking to a Sellers Agent, the Realtor who has the listings he or she is showing you. If you decide you don't have time to look through all the listings and want someone to find your perfect property for you, you might hire a Buyers Agent. And Dual Agents....

Although it refers to Massachusetts, Realtors in Wisconsin and most of the Country operate in the same fashion. It explains all the advantages and disavantages of each and how the Realtor is paid.
