Time Investment
Buying land is rarely a quick decision.
Whether you are looking for a lot for your new home, a few acres for a recreational retreat, a nice 40 for hunting, or a large acreage parcel for investment, you want to see what's available, what your options are, sometimes even before you're exactly sure what you are looking for!
Sure, I've had customers who bought the first property they looked at, and it was exactly what they wanted. I've also had customers who looked for as many as 4 years before finding their perfect property. The majority fall somewhere in the middle.
And that's okay with me - I want my customers to have confidence they made a purchase that is best for them.

Mortgage Rates Falling
Some good news from the Wall Street Journal
The financial turmoil in Europe is providing an unexpected windfall for American home buyers, as international money seeking a safe haven is flowing into the U.S., pushing domestic mortgage rates to the lowest levels of the year and back near 50-year lows.follow us twitter.com/buywisland
The housing industry had been bracing for months for a period of rising mortgage rates, triggered by the end of the Federal Reserve's $1.25 trillion mortgage-securities purchase program. Conventional wisdom held that mortgage rates would rise as the Fed pulled back from propping up the market.
Instead, many in the industry now say rates could drift as low as 4.5% this summer from 4.86% now, instead of rising to 6% as some economists projected, making for significantly lower payments for Americans buying homes or refinancing their mortgages.

Sellers Agent or Buyers Agent
Huh?
When you purchase Real Estate you see a Realtor. So this Realtor is working for you, right? Actually, the answer to that question is sometimes.
In real estate there are Buyers Agents, Sellers Agents and Dual Agents. If you are out shopping for land or a home and stop in a Real Estate office and ask to see some listings, you'll probably be talking to a Sellers Agent, the Realtor who has the listings he or she is showing you. If you decide you don't have time to look through all the listings and want someone to find your perfect property for you, you might hire a Buyers Agent. And Dual Agents....
Rather than reinvent the wheel - here's a great article from Steve Levine's Massachusetts Real Estate Center. Although it refers to Massachusetts, Realtors in Wisconsin and most of the Country operate in the same fashion. It explains all the advantages and disavantages of each and how the Realtor is paid.
