Statewide Shoreland Zoning Standard Hearings

New minimum standards for shoreland zoning are being proposed, and the public is invited to comment. Public hearings have been scheduled in August and comments will also be accepted by email and mail until September 5th.  See this article from the Wisconsin DNR for more details.
MADISON – Proposed changes to minimum statewide shoreland zoning standards aimed at providing more flexibility for property owners and making the standards easier for counties to implement are the topic of public hearings in August. People also may file comments electronically or by U.S. mail through Sept. 5.

Since Wisconsin revised the minimum statewide shoreland zoning standards in 2009, some counties expressed concerns that the revisions would be administratively difficult to implement and enforce, according to Russ Rasmussen, deputy administrator for the Department of Natural Resources Water Division.

How's the Market in 2013

Is 2013 the year the economy and real estate markets begin to rise? Stephen Malpezzi, a Professor at the James A. Graaskamp Center for Real Estate Wisconsin School of Business, gives his thoughts in this article published in Wisconsin Real Estate Magazine.
As I write the Graaskamp Center’s annual note to our friends at the WRA, news junkies like myself are toggling between compelling stories of human tragedy, including the December 14 massacre at Sandy Hook, and what AT the moment seems A less compelling-than-usual story of the economy. Mark Twain gave good advice when he said “write what you know”; so I’ll simply note the pain we’re all feeling, then focus on the economy. Once we return our attention there, there’s a lot to focus on!

In last year’s outlook, “Déjà vu All Over Again,” I noted:
“… we’re back to prices at or near fundamentals; employment is growing, albeit slowly; … I see another year of flat-to-modest growth in housing prices, with some downside risk if a big chunk of the “foreclosure glut” hits the market, though this will be less of a problem here than in the ‘sand states.’ If we did see further declines, these would, in the main, be temporary overshooting until we work through the foreclosures and other distressed sales.”

Wisconsin Farmland Property Value Rises

Rural Wisconsin is seeing an increase in property values.  Story by the Wisconsin Ag Connection

Local bankers from around the Midwest have confirmed what we already knew: 2011 was a huge year for increased farmland property values. According to the latest survey of agricultural lenders in the Seventh Federal Reserve District, farmland values between October through December 2011 were up another four percent from the three months previous. For the year as a whole, values were 22-percent higher in the district--the biggest annual increase since 1976.

In the most recent questionnaire of 205 rural bankers, survey respondents said agricultural credit conditions were stronger in the fourth quarter of 2011 than in the preceding fourth quarter, although non-real-estate loan demand was weaker.

US Real Estate Good For Investment

Worldwide investors are seeing real estate in the US as a good investment. Article by sbwire.com
A growing number of European investors could be turning to US real estate as an alternative investment this year, according to AAA.

The assertion comes in response to a report in the US about the popularity of US real estate among European investors who are growing less and less trusting of European assets. AAA, an alternative investment advocacy group, said that it is easy to see why US real estate could be more attractive than European real estate at the moment, in light of the ongoing Eurozone crisis.

A 1850 Thanksgiving Story

Remembering to help those in need.  From the Wisconsin Historical Society, published by the Wisconsin State Journal
"It was Thanksgiving morning in 1850," James Pond recalled. His family lived in a one-room log cabin in rural Fond du Lac County, but their harvest had been so poor that his father had left several days earlier to earn money for food.

Back home, his family starved. "We had eaten the last of our frozen turnips," Pond wrote, "(and) the cows had dried up for lack of proper feed. ..." He went outdoors that morning "because I could not bear to listen to poor mother's prayer for relief that seemed impossible to expect."

Most people want to get the most for their money.

Okay, so that's a really obvious statement, but sometimes it can be a tricky thing to do.  Especially in this market for real estate.  How do you know it's the right time to invest?

In this article in a blog by Lisa Udy, she explains some of indicators of a changing market.  These are things you can check out in advance of beginning your real estate search, so you can get the biggest "bang for your buck".
How do you time the real estate market where you live? Wouldn’t it be nice if someone could show you a timeline of bottoms and peaks of future real estate markets? You could make millions!!! *cough*

Okay, so no one can time real estate markets just right. Not even the government big wigs saw this market coming. Well, if they were paying attention they would have. So, what key market indicators signal up’s and down’s in the real estate market?

Answers to Legal Questions

A Real Estate Agent is a great resource to answer your real estate questions such as: what properties are for sale? How is this property zoned and what are the taxes? Can I build on this land? What are average prices of land in this area?

But legal questions about property and purchasing land cannot be answered by a Realtor®. For that you need a lawyer.

This page from the State Bar of Wisconsin has some general questions with information that you should know whether you are buying or selling a property. Remember, for legal questions concering a specific property or purchase, you need to consult your own attorney. Buying/Selling Residential Real Estate: Answering Your Legal Questions
