Research Before You Invest

As a Realtor who also helps people invest in real estate, I'm often asked about the advantages and disadvantages of buying various types of properties. My standard answer is that it’s just too difficult – and even risky – to generalize without reference to specific properties, particularly in a market like this one.

The 1031 Exchange

What is a 1031 Exchange Transaction?

Solomon Lander, eHow Contributor, defines it like this:
A Section 1031 Exchange allows you to sell a property and purchase a replacement property without having to pay capital gains tax on the transaction. Because you are just changing one property to another without actually receiving your equity back, it is not considered a gain.
