Wisconsin Farmland Property Value Rises

Rural Wisconsin is seeing an increase in property values.  Story by the Wisconsin Ag Connection

Local bankers from around the Midwest have confirmed what we already knew: 2011 was a huge year for increased farmland property values. According to the latest survey of agricultural lenders in the Seventh Federal Reserve District, farmland values between October through December 2011 were up another four percent from the three months previous. For the year as a whole, values were 22-percent higher in the district--the biggest annual increase since 1976.

In the most recent questionnaire of 205 rural bankers, survey respondents said agricultural credit conditions were stronger in the fourth quarter of 2011 than in the preceding fourth quarter, although non-real-estate loan demand was weaker.

Selling "Gifted" Real Estate

However, if you already have a property that was a gift, that is property given to you from someone living (not left to you in a will) and you want to sell that land, there are tax consideration you need to be aware of. This article from by William Perez from About.com should give you some insight.
People often end up owning real estate and other property when the original owner has given that property to them. Transfers of property given before the original owner dies is called a gift. Recipients of gift property have different tax consequences than recipients of inherited property.

Buying Investment Property with Cash

Is is better to buy investment property with cash or a mortgage?  Check out the thoughts of Chris Joseph, an eHow.com contributor for reasons why it might be.
Prospective real estate investors may choose to purchase a property in cash instead of taking out a mortgage. According to the SmartMoney website, as many as 60 percent of investors were using cash to purchase second properties as of 2011. Although using cash may deplete financial reserves, it does offer a number of advantages for potential investors.

Buying Land with Friends or Family

Buying acreage for hunting can be expensive. Many times I have had customers who decide to buy property with family members or friends, so they can have a larger parcel with less cost to each person.

This can be a great opportunity for investment as well as a wonderful vacation or getaway property, but it can also end up with lots of trouble if care is not taken before the purchase.

Most importantly you and your purchasing group need to understand how the property will be used and your long-term goals for this land. Knowledge of how much financial responsibly each person will be taking on, and how the title will be shared is key. Also, be informed about local zoning should you hope to someday build a home, or if splitting the property someday is a factor.

Once everyone has a plan in place, then let the land hunt begin!
